The Disposition Contract Summary

Overview

The Disposition Contract Summary allows you to export a spreadsheet that summarizes the active service contracts associated with a property. This report is commonly used during property sales or dispositions to provide potential purchasers with a clear overview of vendor agreements and obligations.

In this article, you’ll learn how to export the Disposition Contract Summary, how the Upon Disposition field affects which contracts appear in the report, and why some contracts may be excluded. Understanding these settings ensures your export accurately reflects the contracts that may transfer to a purchaser during a disposition.


The Disposition Contract Summary

The Disposition Contract Summary feature is available by request.  Contact help@pivott.io to have it enabled for your account.

To export a summary of your active service contracts:

  1. Go to your Property.
  2. Click the "Export Contract Summary" icon at the top-right.
  3. Review and resolve any warnings.
  4. Click Export Now to receive the Excel file.


The Upon Disposition Field

The "Upon Disposition" feature is available by request.  Contact help@pivott.io to have it enabled for your account.

If you want a contract to appear in the Disposition Contract Summary Export, then it must have a status set for Upon Disposition.

These are the statuses:

  • Assumable - the purchaser may choose to continue or cancel the contract
  • Must Take - the purchaser must take the contract
  • National - the purchaser may not have the contract
  • N/A - Not Applicable, and intentionally excluded from the report


Understanding Excluded Contracts

Not everything appears in the exported Contract Summary.  These are the reasons why something might be excluded:

Archived Contracts

If a contract is archived, then it was intentionally excluded from all reporting, but preserved for record-keeping.  You can "Restore" any archived contract at any time.

Expired Contracts

Any contract with an end date in the past is thus expired.  To make it active, just remove the expiry date or set it in the future.

Policy Exclusions

All licenses, permits, warranties, and inspections are intentionally excluded because they aren't "Contracts" in this context.

Missing Start Date

If a document/contract is missing a start date, then Pivott doesn't know if it was ever excluded or intended to be included.  You can easily set your own start date, and then it will be included in this report.

Disposition Issues

Various possible conflicts could cause this exclusion and warning.  This most commonly happens when the Upon Disposition field is blank or set to "N/A".  You can set the status manually to fix this.

Overrides

If a Contract is marked as "Assumable" or "Must Take" but the Vendor is marked as "National", then the National status will override the status on the contract.
